Overview

WOODSTOCK is a contiguous 1,515 acre tract of land that is ready to be developed for an industrial client. Within a short distance of JACKSONVILLE, the Atlantic Ocean, six peripheral Florida and three peripheral Georgia counties, companies can access a wide variety of lifestyle opportunities and still operate a economical industrial facility. WOODSTOCK, owned by a single entity, is an undeveloped rail-served industrial site with major utilities available. The location is ideal for service to the entire Southeastern United States. For the last fifty(50) years the property has been used for forestry purposes with the original forest being logged in the late 1800’s. Originally named Mann’s Spur, WOODSTOCK dates back to 1905.


Location

The WOODSTOCK mega site is located  15 minutes west of JACKSONVILLE, FLORIDA in Baker County. With an SMSA population greater than I million, a large and productive labor force with an average age of 35.6 years is available.


Size

Within the overall site of +/- 1515 acres, there is a designated plant site of +/-550 acres. A plant with 2 million+ square feet under roof can be accommodated.


Elevation

The site is located on the Sanderson North/South USGS 7.5 minute quadrangle map. Elevations range between 155’ to 173’, NGVD. A Wetland, Geological and Geotechnical Evaluation dated June, 2004 is available.


Zoning & Land Use

The Florida Department of Community Affairs (DCA) has approved this designated mega site for the Expedited Permit Review Process as provided in Section 288.021 F.S. This process provides for the appointment of Economic Development Liaisons to speed the activity. Current zoning is Agricultural Zone A and Interstate Development Node(IDN).


Wetlands

The plant footprint site of +/-239 acres contains 16.94 acres of impacted areas that would require on-site mitigation. A Wetland, Geological and Geotechnical Evaluation dated June, 2004 is available.
